The tax of this kind of income is related to your present income. If you have now a income, say 50.000 euro per year, for any cent you earn from this renting you should pay tax of 52%. Of course you can deduct the mortgage costs from the income.
As for the investment, it depends on your own situation. It is hard to say. you need to consider the following questions:
how much money you have now
how much mortgage you want to take,
loan rate,
relationship with tenants,
maintenace costs,
local tax paying to the city hall
etc.
