求问提前终止房屋合同

我是在eindhoven的学生，来之前学校帮着在某中介找了间房，并强制我签了一年的房租合同，但是我现在觉得自己被坑了，这房子太贵，房间的使用面积在13平，厕所浴室都是shared，三层的房子里有9个房间，要400欧
我想提前终止房屋合同不知道可行不。我把关于这方面的协议条款列出来，请了解这方面信息的好心人帮着看看吧，都愁死了

Duration, extension and termination
1. This rental agreement will enter into an established period of 12 calender months. commercing on 1 August 2009 untill 31/July/2010
2. During this period the parties may not end the contract by notice of interium termination.
3. Ending the contract by means of notice of termination must take place in accordance with Clause 19 of the General Conditions(整个协议中也没出现 Clause 19，不知道这个指的什么啊 )

Ending rental agreement
1. this rental agreement can only be ended during minimum with mutual approval
2. 关于退房时保持房间in good condition等，与termination无关了，就不写了
