由于房屋租期未满要转学（先前签得的是一年约，只住了半年），所以和房东要求退房，房东发了这样的一份合同让我们签，想问问GGD的专家，有没有什么合理合法的退房方式？这个合同合法吗？
De verhuurder en de huurder hebben beiden de wens om de hierna volgende aanpassingen te maken op de bestaande huurovereenkomst woonruimte bepaalde tijd Schapenweide Duiven.
a.
De huurder wenst de huurovereenkomst te beeindigen niet later dan per 31-05-2010. Beeindiging geschied in overeenkomst met artikel 19 van de huurovereenkomst.
b.
Indien voor de in het voorgaande artikel genoemde expiratiedatum een nieuwe huurder is gevonden zal de huurovereenkomst worden beeingdigd per de ingangsdatum van de huurtermijn van de nieuwe huurder, echter niet later dan 31-05-2010.
c.
Indien voor de in het voorgaande artikel genoemde expiratiedatum de woonruimte zal worden verkocht zal de huurovereenkomst worden beeingdigd per de datum van de woningoverdracht, echter niet later dan 31-05-2010.
d.
Indien de kale huurprijs per maand van een volgend huurovereenkomst lager is dan de kale huur zoals bepaald in deze huurovereenkomst zal de huurder de verhuurder compenseren voor het verschil. Deze compensatie is van toepassing vanaf de ingangsdatum van de nieuwe huurovereenkomst tot 31-05-2010. De compensatie zal worden verrekend met de betaalde borg waar een eventueel tekort maandelijks zal worden voldaan door middel van maandelijkse overboeking op rekeningnummer 38.39.92.885 t.n.v. de heer R. Rietveld te Duiven. Bij niet tijdige betaling van de huurprijs zal, de eigenaar, per dag enkelvoudige interest in rekening brengen aan huurder welke gelijk staat aan de geldende actuele wettelijke rente stand.

a.
The tenant hereby declares his desire to terminate the rental agreement as per 31-05-2010. Termination will be in accordance with article 19 from the rental agreement.
b.
In case a new tenant is found prior to the aforementioned termination date the rental agreement will be terminated per the commencement date of the rental agreement with the new tenant, however not later than 31-05-2010.
c.
In case the house is sold prior to the aforementioned termination date the rental agreement will be terminated per the date the ownership of the house will transfer to the new owner, however not later than 31-05-2010.
d.
In case the monthly rental price (kale huurprijs) of the subsequent rental agreement is lower than the monthly rental price as mentioned in this rental agreement the tenant will compensate the landlord for the difference in rental price. The compensation obligation will commence on the start date of new rental agreement and exist until 31-05-2010. The compensation will be deducted from the paid deposit after any possible withdrawals under the articles in the current agreement, where any residual balance will be paid monthly before the 1st day of the month through means of wire transfer to account number 38.39.82.885 in name of R. Rietveld. In the event payment is not received timely the landlord reserves the right to charge additional interest fee for every day the payment is late at the daily interest rate as provided by law.
