关于房产产权时间问题以及到期后的费用问题，内详，求助

最近看中一套房产，但产权只到2035年，房主说到了年限后就要再和政府重新谈判什么的，以下是原话，我不太懂这个意思，估计他所说的谈判应该就是再继续购买产权年限，那最主要的就是产权到期后所产生的相关费用。请大家支招，分享经验，万分感谢

“If you stay until after 2035 then you will have to renegotiate the building property right with the government. If you decide to sell before that time then it becomes the same for the new owner. You always have the right to buy off the remaining period plus 50 years after in one payment if you are so inclined at that time.”

“Till then it can only be indexed but not changed. After that it will be reevaluated and negotiated between you and the municipality.”

有荷兰语说明么，荷兰人的英语也不见得准确啊。看过篇荷兰房地产相关的英文文档，房屋ownership之外的概念还有leasehold right和building right，但这个building property right就不知道是指building right还是别的啥东西了。

公寓楼的产权限制于公寓本身，下面那块地皮的产权只租不卖，因为是所有住户共同使用。政府是地主，每个季度房主要交地租（和房大小成比例），也有一次性付清一定年限的地租。这个租约一般五十年？重新谈判决定下个租约价格。

果然是高人啊。。。感谢感谢 我理解了。我现在担心的是，如果我住了5年左右想卖了，会不会由于年限太短而难出手？2035年还剩21年，住个5年只剩十五年左右就要和政府谈判了，风险是并存的，可能会低但高的可能更大。是这样理解么？

owner的回复如下：
Also as discussed: the'building property right' means 'leasehold right'. The government owns the landthe building stands on and you pay a yearly fee to them. The renegotiation isdone by the owners association when the time comes.

A，你所说的风险有也好没也好己经体现在市场价格里了，B，将来好不好出手取决于你怎么个定价，你要定比市场价格还高的话，不管地租是几万年还是几年后到期，你都卖不出去。
